Live To Build is hiring a Project Manager / Estimator who can run a job from start to finish, pre-construction, estimating, execution, closeout, and warranty. This is a high-trust, high-ownership role for someone who's both client-facing and analytical: calm with customers, sharp with numbers, and confident behind a computer building budgets, scopes, and reports.

Live To Build is a Toronto-based construction company specializing in thoughtful renovations and custom homes, with particular expertise in restoring century properties. We also complete select commercial and industrial projects. What You'll Own

You'll lead projects from the first client walkthrough through final handover--bridging estimating and project delivery with excellent communication, tight financial control, and organized documentation.

Pre-Construction & Estimating

  • Build clear, detailed estimates, scopes of work, and proposals that clients understand and trust
  • Create trade packages, leveling sheets, and procurement plans
  • Identify scope gaps early and prevent surprises before they hit the site
  • Develop baseline budgets, cash flow expectations, and reporting structures

Project Execution (Start to Finish)

  • Lead kickoff through closeout: schedule, sequencing, site logistics (with a Site Super), inspections, and quality control
  • Track budgets, commitments, and forecast-to-complete with disciplined reporting
  • Manage RFIs, COs, and client decisions with clean documentation and strong change control
  • Coordinate designers/architects/engineers/trades--especially in the constraints of century homes
  • Preffered but not critical: Ability to work on the tools for minor tasks (carpentry, drywall etc)

Client & Partner Leadership (High Touch)

  • Be the primary point of contact: calm, clear, professional, and confident
  • Run client meetings and updates with strong presence and clear pronunciation
  • Address concerns proactively, de-escalate issues, and provide options with cost/schedule impacts
  • Maintain respectful, efficient communication with trades and consultants

Closeout & Warranty

  • Drive punch lists, turnover packages, and final client walkthroughs
  • Own warranty follow-up and resolution--organized, responsive, and thorough
  • Ensure the project finishes clean: paperwork complete, decisions traceable, and clients genuinely satisfied

This role is a strong fit for someone with an "owner mindset", ideally someone who has been a business owner or ran their own operation before (the way a builder-owner thinks): accountable, analytical, and steady under pressure. You enjoy building systems, running reports, and staying on top of details, while also being great with people.

Qualifications

  • 5+ years in residential construction project management and/or estimating (GTA renovation experience strongly preferred)
  • Proven ability to carry estimates into execution and deliver on budget with documented change-order control
  • Strong plan reading, takeoff, scope writing, and trade coordination skills
  • High client-facing confidence: clear communication, calm demeanor, strong professionalism
  • Analytical and organized: comfortable at a computer, running budgets, reports, and project documentation
  • Proficiency with Microsoft Office; experience with estimating/PM tools is an asset (Planswift, Fieldwire, Bluebeam, BuildWise or similar)
  • Valid Ontario Class G driver's licence and ability to travel to GTA job sites
  • Preferred but not critical: Ability to work on the tools for minor tasks (carpentry, drywall etc)
